MASTER PLAN / THE BIG DREAM
Cost Estimate Range: $1.4M - $1.7M
RETIRE ALL DEBT AND RENOVATE ALL SPACES
Retire the new debt of $637,500, returning to every dollar straight to ministry. (Redeemer is debt free except for this new debt taken on to acquire the new space.)
Renovate 510 and 830: creating four small groups rooms, a fellowship event hall, expanded sanctuary space going from 260 seats to 370 (due to timeline of construction and ongoing growth rate we will remain in our 2 service Sunday morning ministry structure).
As well, renovating 510 and 830 will allow a back-entry hallway from the back lot through to the main Redeemer space.
Renovate the children’s ministry area creating three additional classrooms, three children’s bathrooms, a children’s chapel, and a back hallway by the main restrooms (eliminating of the tight intersection that is presently there).
ORDER OF PRIORITY BASED ON FUNDS
1. Begin using 830 as is for small group and student group ministry (continue leasing suite 510).
2. Retire debt on 830
3. Suite 830 renovation (Expanded Sanctuary and Cosmetic Renovation of Space)
4. Children’s ministry area renovation.
5. Cease leasing suite 510 and retire remaining debt on suite 510.
6. Suite 830 remaining renovation and suite 510 full renovation.
The outdoor courtyard renovation is a project through our building’s HOA.
All renovations will be to the same likeness of our current Redeemer building.
Our leadership team of elder board and staff will help navigate the details of this process.
PHASE 1 / TAKING THE NEXT STEPS
Cost Estimate Range: $700,000 - $875,000
LEASE UNIT 510 (new space facing the back lot)
Maintain a mortgage of $210,375 on unit 510.
Lease unit 510 for several years, using the lease income to pay the mortgage payments.
This allows Redeemer to have unit 510 available for future use while the lease income pays the mortgage debt.
RETIRE DEBT AND PARTIALLY RENOVATE UNIT 830 (new space next to the sanctuary, faces courtyard)
Retire the debt on unit 830 of $427,125.
Carpet, paint, and furnish unit 830 for adult small groups, Bible studies, and student groups.
When needed expand the sanctuary for additional seating (~110 additional seats).
Based on our current Sunday morning growth rate the eventual sanctuary expansion within our two service Sunday morning will give Redeemer room to grow for years to come.
If we continue to grow, the children’s ministry renovation with additional classrooms and a chapel, could become a necessity as to shepherd additional children in our care.
Based on funds raised, Redeemer leadership can adapt the extent of the building renovation.
